DON’T LET INSPECTIONS BECOME DEAL-BREAKERS:
Every home buyer wants to get a home inspection
to understand what they are purchasing! Even seasoned investors understand the value of an inspection; however, they’ve learned how to interpret the report correctly & not panic.
Seller’s have a tendency to be surprised or even offended when repairs & problems are uncovered. & buyers-espe- cially inexperienced home buyers are often scared away about the prospect of daunting repairs...
In our Brevard market most contracts are written
on a AS-IS-CONTRACT. But this type of contract mostly confuses buyers & sellers instead of educating them... It is critical that both sides of the transaction understand clearly what to expect & how to react when reading the inspection reports!!
As an experienced Broker I make this step one of
the most, if not the most important step in the buying/ selling process. If I am listing a property, I use my checklist to identify any potential issues & compare notes with the seller.
I then recommend that they pay for a pre-inspection. If they won’t then I will pay for the inspection & we review the results. At that point we determine any items they can repair themselves/have the repairs  xed or adjust the price accordingly! All properties have some level of re- pairs needed-that is reality!!!
Buyers are not shown any properties until they truly understand the differences between health & safety re- pairs & normal wear & tear. This is repeated all during the process. I also have them read speci cs about the various types of repairs vs. minor items. Many transactions have been lost because buyers were pushing the sellers to re- pair even the smallest of items...
Remember, the inspectors job is to  nd problems
& write them into the reports! Sometimes the way the reports are written can scar off many people. That is why you need to work with an experienced Realtor who can identify upfront, educate upfront & negotiate the best possible outcome for that particular property. Don’t panic or run away, listen & learn.
